Eastern Pittsburgh suburban real estate activity totaled $7.6 million in transactions recorded for the week of Nov. 1, 2026. Data provided by RealSTATs shows 38 closed sales across nine municipalities, with prices spanning from a $1 nominal transfer to a $647,000 private sale. The market reflects a mix of individual homeowners, corporate entities, and estate settlements.
Oakmont recorded the highest individual sale price in the region. Jeffrey Kline, acting as trustee, sold the property at 419 College Ave. to Ed and Lisa Kline for $647,000. In the same municipality, David Hornig sold 701 Washington Ave. to Michael and Kaitlin Wehner for $410,000. Cypress Land Partners LLC transferred 1000 Fownes Ln to P&P Oakmont House LLC for $275,000.
Plum saw strong activity in the mid-price range. John Paul Adams sold 515 Cresthaven Drive to Prabakaran Enganathan and Booma Jayaraman for $340,000. Dallas Baciak sold 668 Carnival Drive to Anthony Piccirilli and Melissa Myers for $338,000. Timothy Ashburn sold 957 Douglas Drive to Matthew and Krystina Novak for $495,000, the second highest price in the dataset.
Monroeville accounted for four transactions. Robert Dentino sold 307 Rickey Drive to Shane Coburn for $224,900. The Estate of Frank Cochran Nugent sold 4404 Gateway Drive to Richard McIntyre and Megan Derry for $255,000. Buttagi Homes Inc. sold 119 McMasters Drive to Walter William Gillcrese for $188,000. Frances Burke sold 4549 Old Wm Penn Highway to Rogelio Pinguil for $85,000.
Penn Hills recorded nine sales, the highest volume in the report. Pamela DeSimone sold 1841 Outlook Drive to Mark Vernallis for $295,000. Gennie Shelby sold 143 Peter Drive to William Deemer and Grace McMichael for $210,000. Graves Investment Properties LLC sold 721 Churchill Ave. to Arm Legacy Three LLC for $201,000. The Estate of Christopher Hellein sold 204 Pike St. to Marcus Lee and Jasmine Marie Madero for $222,500.
Lower price points appeared in several communities. In Swissvale, Jacquelyn Wilmer sold 2301 Patterson Ave. to Colondrea Development LLC for $30,000. In Pitcairn, the Estate of Judith Mendicino sold 601 Sixth St. to Peter Flaherty III for $50,000. In Turtle Creek, John Liscio sold 348 George St. to Hiyrr Homes LLC for $55,000. In Verona, Cayce Mell sold 330 Arch St. to Manchester Living Matters LLC for $70,000.
A unique transaction occurred in Wilkins. Burgh Port 2 LLC sold 610 Brown Ave. to SFRCQ LLC for $1. State deed transfer stamps indicated a value of $227,563 for this transfer. In Wilkinsburg, Amanda Mininger sold 544 S. Trenton Ave. to Andrey Klots for $200,000. The Estate of Alice Wagner sold 1407 Superior Ave. to H2 Rentals LLC for $55,000.
Churchill and Forest Hills each recorded two sales. Dustin Ferrone sold 102 Huntingdon Drive to Veronica Glaze for $270,000 in Churchill.
